San Diego is proving that great architecture isn’t always about designing the next iconic skyline — it can be as simple as transforming a neighborhood storefront.

Across the city, architects are helping breathe new life into existing commercial buildings through thoughtful storefront renovations. Instead of tearing buildings down, they’re preserving character while creating places people actually want to visit. The City of San Diego provides free professional design assistance and financial incentives to small business owners who wish to make a creative change and improve the curb appeal of the storefronts.

Standard awards cover 50% up to $8,000, historical restorations cover 67% up to $12,000, and multi-tenant commercial projects cover 50% up to $16,000, with a 30% bonus for businesses in the San Diego Promise Zone. This includes fresh façades, beautiful signage, inviting outdoor seating, vibrant landscaping, improved lighting, restored historic details, and welcoming pedestrian spaces.

These small design moves have a huge impact, not just for the businesses inside, but for the entire neighborhood. This approach encourages strategic, small-scale design interventions that create lasting change. One storefront at a time, these projects are increasing foot traffic, supporting local businesses, and making San Diego’s communities more vibrant, walkable, and connected.

At Hubbell & Hubbell Architects, we love seeing how thoughtful design can transform not just buildings, but the experience of an entire street. Sometimes the most meaningful architecture isn’t the biggest project — it’s the one that helps a community thrive.

The renderings on these slides are storefronts we have worked on, as well as not pictured, the Chee Chee Club on Broadway St, Pretzels & Pints in North Park, and the Labora NP Coffee Shop in North Park.

Great cities are built one thoughtful detail at a time.
